Based on the latest property news by EdgeProp Singapore (last updated on September 2021), a condo unit for sale at Aspen Heights, a luxury condominium located in River Valley Road, reached a price high of $2.88 million or $2,175 psf last August.

Highest psf prices: Aspen Heights
The highest-price transaction for the week of August 23 was for a three-bedroom condo unit at Aspen Heights. The residence was a spacious 1,324 sq ft condo located on the ninth floor of one of the complex’s 16-storey residential blocks.
This transaction came a few weeks after another condo was put up for sale in the property market. It eventually changed hands for a price of $3.31 million on August 10. It was a slightly larger 1,582 sq ft four-bedroom unit located on the 11th floor. This translates into $2,092 psf and marks the first time a property in Aspen Heights reached the $2,000 psf threshold.
Aspen Heights is a 999-year leasehold property developed by DBS Realty Pte Ltd (now known as CapitaLand) in 1998. It’s a massive residential project encompassing a total of 606 condo units across two low-rise 16-storey blocks. The property is a luxury condominium known for its Mediterranean-style buildings perched on a hill and surrounded by lavish greenery and waterfalls.
The luxury condominium is a beautifully designed property akin to a private sanctuary in the middle of the city and has a slew of resort-like amenities. It has everything from a fully-equipped gym, squash and tennis courts, a mini-mart, a hair salon, saunas, and more.
Aspen Heights is located the prime District 9, within the Robertson Quay neighbourhood. It’s near various attractions like Great World City, Fort Canning Park, Boat Quay, and more. Major roads and transportation hubs are also within walking distance. This includes Fort Canning MRT Station, Dhoby Ghaut MRT Station, and Somerset MRT Station.
Highest psf prices: Coralis
Another condominium that achieved new real estate price highs is the Coralis. The condo for sale was a two-bedroom unit that changed hands for the price of $1.75 million or $2,168 psf last August 26. This unit was a freehold, 807 sq ft home located on the 13th floor of the 20-storey single-block development.
Coralis is a condominium located at 530 Joo Chiat Roast in District 15. Grovehill Pte Ltd developed the property in 2014. It comprises 127 total residences with condo units ranging from 495 sq ft to 1,281 sq ft. Coralis also has three penthouses that have floor sizes ranging from 2,659 sq ft to 3,089 sq ft.
The development is located near educational institutions in District 15 such as CHIJ (Katong) Primary, Tanjong Katong Primary School, and Tao Nan School.
Lowest psf prices: Royalgreen
For buyers looking forward to cheaper property investments, Royalgreen has fallen into new psf lows. On August 29, a two-bedroom apartment at this development was sold for only $1.81 million or $2,511 psf. This marks the lowest psf price drop that the development ever had. The unit was a 721 sq ft freehold residence located on the first floor of a five-storey block.
The transaction came right after a 667 sq ft condo was sold for $1.68 million or $2,516 psf on Aug 20.
Royalgreen is a luxury condominium located on Anamalai Avenue, off Bukit Timah Road. It is a redevelopment of the former Royalville and is the third project of Allgreen Properties in District 10. This condominium has a total of 285 homes that range from 635 sq ft to 1,475 sq ft.
It’s also situated at a prime location, within walking distance to the Sixth Avenue MRT Station.
Lowest psf prices: The Essence
Last August 24, The Essence also hit a new price low. A 1,679 sq ft, the three-bedroom residence was sold for a mere $1.81 million, or $1,078 psf.
The Essence is a residential project jointly developed by Lian Soon Holdings, HSB Developments, and OKP Land. The condominium is a 99-year leasehold building with 84 units sized from 538 sq ft to 1,679 sq ft.
Located on Chong Kuo Road, off Sembawang Road in District 26, The Essence is situated at one of the least crowded neighbourhoods in Singapore and is located nearby the Lower and Upper Seletar Reservoirs. It’s also located nearby the Thomson-East Coast Line and the Springleaf MRT Station.
